The Foundation

The Brownstone is constructed on a firm foundation, built to last.

  • Built on mechanically compacted soil and engineer tested for proper compaction
  • 3500 PSI Limestone foundation

Structural

The Brownstone has some of the latest structural technology, from foundation to roof.

  • Engineered steel structures that "Free-Span" the building
  • Truss System engineered specifically to allow the entire space on the second floor to not require any interior walls for support
  • Seismic Panels designed to connect the foundation footings with the roof structure by means of steel panels and threaded rods

Insulation

The walls have a flash coat of Urethane foam that "glues" the structure together, insulates the walls and seals off all air spaces around electrical connections and wall penetrations effectively increasing the overall R-Value.

The second layer is a custom "Bibs" insulation. Netting is applied to the face of the stud walls and loose fill insulation is manually packed into the void of the Urethane Foam and the netting. The overall wall rating of The Brownstones exterior walls calculate at approximately R30.83

Low-Voltage / High Tech

The Brownstone will function with nothing less than the best Audio Video equipment, Crestron Adagio and Integra. Memphis Radiological will be able to control or monitor most every system in the building with a push of the button on an iPad2 located throughout the building or an in-wall Crestron touchscreen in the Board Room. Apple's Crestron Pro2 App for iPad2 and iPhone allow any function to happen remotely as well.

TPO Roofing

"Dual Fuel Hybrid Heat Systems" deliver exceptional efficiency performances by using a heating source that utilizes the most efficient means available during moderate heating conditions. Air conditioning requirements are delivered by providing cooling capacities and air delivery as determined by the demands of the occupied space not just an overall building conditioned setting. All systems have two stage (high/ low) capabilities.

This building has 3 – 3 ton capacity systems and 2 – 5 ton capacity systems for a total of 19 tons of total capacity.

The annual operating cost estimates for the "Dual Fuel Hybrid Heat" based on a 6 day work week at 52 weeks per year is $11,400.00. The annual operating cost estimates for standard "13 SEER" air conditioning equipment and 80% AFUE furnace for the same type structure and run time is $ 18,600.00

The "Dual Fuel Hybrid Heat" installation is "Energy Star" rated and will qualify for "LEED" certification if at some time in the future the owner wishes to upgrade the building's carbon footprint to "Green Status".
